A leading organisation in Ghana's real estate development and property management
industry is seeking an accomplished and commercially astute General Manager to lead its
estate management business. The organisation has established a strong reputation for
delivering exceptional property management services across residential, commercial, and

enhance the value of its estate portfolio. This is an executive leadership opportunity for an

The General Manager is responsible for the overall strategic, commercial, financial, and
operational leadership of the organization’s estate management business. The role carries
full accountability for business performance, portfolio optimisation, profitability, operational
excellence, governance, and stakeholder engagement while ensuring the effective
management of the organization’s estates and property assets.
The successful candidate will provide executive leadership across estate operations, facilities
management, finance, administration, procurement, customer experience, compliance, and
project delivery, ensuring that all business activities are aligned with the organization’s
strategic objectives and industry best practices.
This role requires an accomplished business leader with strong commercial judgement,
financial acumen, and extensive experience in property management, estate operations, or
real estate. The ideal candidate will possess exceptional leadership capabilities, sound
knowledge of corporate governance and risk management, and the ability to build strong
relationships with residents, regulatory authorities, government agencies, contractors,
consultants, and other key stakeholders.
The General Manager will champion operational excellence by driving continuous
improvement initiatives, strengthening governance frameworks, improving service delivery
standards, and fostering a culture of accountability, innovation, collaboration, and customer
satisfaction. The role also serves as the principal representative of the organisation on
strategic operational matters and plays a critical role in supporting long-term business
growth and organizational sustainability.
KEY RESPONSIBILITIES
Strategic Leadership and Business Growth
Develop and implement the organization’s strategic and operational plans in
alignment with overall business objectives.
Drive the commercial performance and long-term profitability of the estate
management portfolio.
Identify opportunities to optimize asset performance, improve operational efficiency,
and enhance customer value.
Lead business transformation initiatives that improve operational effectiveness and
service delivery.
Monitor market trends and recommend strategies that strengthen the organization’s
competitive position.
Provide strategic advice to executive leadership on business performance, investment
opportunities, and operational priorities.
Estate and Portfolio Management
Provide overall leadership for the management of residential, commercial, and
mixed-use developments within the portfolio.
Ensure estates are maintained to the highest operational, safety, and quality
standards.
Oversee facilities management, maintenance programmes, security operations,
environmental management, and infrastructure preservation.
Monitor service delivery standards and implement continuous improvement
initiatives across all estates.
Ensure customer complaints and operational issues are resolved promptly and
professionally.
Financial Management and Commercial Performance
Assume overall responsibility for the financial performance of the estate
management business.
Lead the preparation of annual operating budgets, financial forecasts, and capital
expenditure plans.
Monitor revenue, expenditure, profitability, and cash flow to ensure sound financial
management.
Drive service charge collection and revenue optimisation initiatives.
Analyze financial performance and implement corrective actions where necessary.
Ensure prudent cost management while maintaining high service standards.
Work closely with finance teams to strengthen financial reporting, internal controls,
and treasury management.
Governance, Legal Compliance and Risk Management
Ensure full compliance with all applicable statutory, regulatory, and corporate
governance requirements.
Oversee organizational risk management frameworks and implement effective
mitigation strategies.
Ensure contracts, procurement activities, and commercial agreements are managed in
accordance with applicable legal and regulatory requirements.
Provide oversight on matters relating to land administration, tenancy management,
lease agreements, and property compliance.
Ensure compliance with Ghana's Land Act, Rent Act, relevant contract law, and
other legislation governing estate management operations.
Promote strong internal controls, ethical business practices, and organizational
accountability.
Operational Excellence
Provide executive oversight for all operational functions and shared services.
Develop systems, policies, and procedures that improve operational performance.
Establish and monitor key operational performance indicators.
Drive process optimisation and digital transformation initiatives where appropriate.
Ensure business continuity through effective operational planning and resource
management.
Stakeholder Engagement and Corporate Representation
Build and maintain strong relationships with residents, clients, regulatory agencies,
local authorities, contractors, consultants, and strategic partners.
Represent the organisation in high-level meetings, negotiations, and stakeholder
engagements.
Strengthen customer relationships through transparent communication and
responsive service delivery.
Lead dispute resolution and stakeholder engagement initiatives where necessary.
Promote the organization’s reputation through professional representation and
effective relationship management.
Leadership and People Management
Provide inspirational leadership across all operational teams.
Build a high-performance culture founded on accountability, collaboration,
innovation, and continuous improvement.
Coach, mentor, and develop senior managers and departmental leaders.
Lead workforce planning, succession planning, and talent development initiatives.
Drive employee engagement and organizational performance through effective
leadership.
QUALIFICATIONS AND EXPERIENCE
The ideal candidate should possess:
A Master's degree in Business Administration (MBA), Finance, Property
Management, Real Estate, Law, Engineering, or a related discipline.
A Bachelor's degree in Business Administration, Real Estate, Engineering, Finance,
Law, Property Management, or a related field.
Professional membership with a recognized institution relevant to the role will be an
added advantage.
A minimum of ten (10) years' progressive leadership experience, including at least
five (5) years in a senior executive or general management role.
Demonstrated experience managing large property portfolios, estate operations,
facilities management, or real estate businesses.
Proven experience with financial management, budgeting, business planning,
commercial strategy, and organizational leadership.
Experience leading multidisciplinary teams and driving organizational
transformation.
