Job summary
The Project Manager (PM) is a high-level operational leader responsible for the end-to-end delivery of real estate development projects within SuCasa. This role carries authority over execution timelines, resource coordination, contractor performance, and site quality. The PM must exhibit extraordinary organizational discipline, technical expertise, and leadership acumen. As a future candidate for Director-level promotion, this role requires the ability to scale operations across multiple concurrent projects while upholding SuCasa’s brand promise, build standards, and timeline guarantees.

Responsibilities:
Project Planning & Execution
- Lead project planning, scheduling, budgeting, and resource allocation from pre-construction through to final handover.
- Translate architectural, engineering, and financial inputs into daily executable workflows.
- Establish critical paths, milestones, and contingency plans for each assigned project.
Site Oversight & Coordination
- Maintain full operational command of site activities across multiple developments.
- Supervise all contractors, subcontractors, vendors, and on-site teams to ensure strict adherence to timelines and build specifications.
- Conduct daily site walks, enforce safety protocols, and resolve bottlenecks decisively.
Resource Management
- Coordinate with Procurement, Logistics, and Admin to ensure timely delivery of materials, equipment, and supplies.
- Manage workforce productivity, absenteeism, and labor disputes on-site.
- Ensure cost-efficient deployment of labor, subcontractors, and materials.
Quality Control & Compliance
- Maintain rigorous quality control checks throughout all construction stages.
- Ensure all works meet or exceed SuCasa’s technical and finishing standards.
- Enforce compliance with environmental, safety, and local authority regulations.
Documentation & Reporting
- Maintain detailed project documentation including daily reports, progress logs, variation orders, and photographic evidence.
- Submit weekly progress updates to the Managing Director, including risk analysis and performance indicators.
- Coordinate internal and external audits as required.
Cross-Department Collaboration
- Work closely with the Engineering, Quantity Surveying, Architecture, Finance, Sales, Legal, and Facility teams to ensure project alignment.
- Support Sales and Customer Relations teams with client-related updates and pre-handover works.
- Facilitate communication between field and office teams to eliminate delays and ambiguity.
Key Requirements:
- Minimum 8–10 years of construction project leadership experience, preferably in residential or mixed-use real estate developments.
- Strong technical understanding of civil construction, project budgeting, and material specification.
- Proven ability to manage multiple project sites concurrently and deliver under strict deadlines.
- High competence in project management tools, construction software, and scheduling applications.
- Strong interpersonal skills, capable of managing contractors, vendors, and client expectations simultaneously.
- Bachelor’s degree in Civil Engineering, Construction Management, Architecture, or related field required. PMP, PRINCE2, or equivalent certification is an advantage.
