Job summary

The Project Manager oversees the end-to-end lifecycle of supply-and-install, maintenance and repair contracts across commercial, residential, and institutional projects. This role ensures projects are delivered on time, within budget, and to specified quality standards, bridging technical site installation with client expectations, material logistics, installers and subcontractor management.

Key Roles & Responsibilities


Project Planning & Pre-Installation

  • Review 3D Design, project scope and bill of quantities (BOQ)
  • Conduct pre-installation site surveys to assess substrate conditions (moisture content, flatness, structural readiness, expansion joints).
  • Establish project schedules, installation milestones, and resource allocation plans using project management software.


Supply Chain & Logistics Management

  • Coordinate material release, procurement, factory production schedules, and shipping timelines to match site readiness.
  • Manage site deliveries, offloading, storage conditions, and inventory control to avoid material damage, dye-lot mismatches, or site delays.
  • Calculate waste margins and track material yields against site dimensions.


Site Installation & Subcontractor Supervision

  • Manage direct installation crews and subcontractors if any.
  • Enforce installation standard operating procedures (SOPs), adhesive/mortar open times, surface preparation protocols, and expansion gap requirements with the help of the supervisor.
  • Conduct daily/weekly site inspections to verify alignment, pattern layout, joint spacing, and finish consistency.


Financial Management & Project Accounting

  • Monitor project expenditures against baseline budgets.
  • Prepare progress billings, variation orders (VOs), and material reconciliation reports.
  • Review installers, subcontractor invoices and approve payments based on measured work completed.


Client & Stakeholder Relations

  • Serve as the primary point of contact for main contractors, architects, interior designers, and client representatives.
  • Chair weekly progress meetings, issue Site Instruction responses, and provide regular project status reports.
  • Manage client sign-offs for mock-ups, material samples, and practical completion.


Quality Assurance, Safety & Handover

  • Implement Quality Control (QC) checklists with Quality assurance officer
  • Ensure strict adherence to health, safety, and environmental (HSE) standards, including silica dust control, PPE compliance, and scaffold/hoisting safety.
  • Manage snag list resolution, final site cleaning, punch-list sign-off, and hand over operation/maintenance manuals (O&M) and warranty documentation.
  • Manage Maintenance and Repair Services


Qualifications & Experience

  • Education: Bachelor’s degree in Construction Management, Project Management, Civil Engineering, Architecture, or related field. Masters is a plus.
  • Experience: 2–4+ years of project management experience specifically in construction and on-site operations.
  • Technical Knowledge: Deep understanding of substrate preparation (screeding, leveling, moisture mitigation), anchoring/adhesive systems, and material properties.
  • Software Skills: Proficiency in MS Office, MS Project, and construction software.
  • Certifications: PMP / CAPM certification or OSHA site safety certification is a plus.


Key Performance Indicators (KPIs)

  • Schedule Adherence: Completing installation within target timelines without causing site delays.
  • Margin Preservation: Keeping project costs within approved budget variations (< 5% variance limit).
  • Quality & Snag Rate: Achieving zero-snag handovers or resolving punch lists within 7 calendar days.
  • Safety Record: Zero lost-time injuries (LTI) on assigned job sites.
