Senior Accountant (Chartered)

Key Responsibilities:

General ledger and month-end close

• Own the general ledgers, sub-ledgers and registers for the company and each HOA, including any set up for new estates, entities or funds
• Maintain a consistent chart of accounts across all entities
• Review and approve all journal entries, and run the month-end close through to trial balance review
• Reconcile sub-ledgers (resident service charges, suppliers, payroll) to the general ledger monthly
• Clear suspense and unallocated items promptly, and maintain the fixed asset register
• Keep company and HOA ledgers strictly separate, and keep all records audit-ready

Financial Reporting

• Prepare monthly management accounts for the company
• Prepare monthly and quarterly financial reports for each HOA, ready for board meetings
• Prepare annual financial statements under IFRS (or IFRS for SMEs) and manage external audits
• Present financial results clearly to management and HOA boards, including at AGMs

Estate Finances

• Oversee service charge (homeowners' fee) billing, collections and arrears follow-up
• Prepare annual budgets, including HOA service charge proposals
• Manage HOA funds, reserves and sinking funds

Controls, Treasury And banking

• Carry out final monthly reconciliation of all bank accounts
• Design and enforce payment approval, segregation of duties and documentation controls
• Manage cash flow forecasting and supplier payments
• Act as main liaison with the banks: account opening, mandates, signatory changes, facilities and day-to-day queries

Tax, Payroll And Compliance

• Manage the full tax affairs of the company and each HOA: registrations, planning, filings, payments, GRA correspondence and tax audits
• Run monthly payroll and file PAYE, SSNIT, VAT, withholding tax and corporate tax returns on time
• Keep statutory records and support Registrar-General filings

Leadership

• Supervise and develop the Accounts Officer, and review and sign off their work
• Work with external consultants, auditors and service providers
• Advise management on pricing, cost control and financial risk

Requirements:

• Full member of the Institute of Chartered Accountants, Ghana (ICAG) in good standing, or ACCA (or equivalent) with ICAG registration
• 2–4 years' post-qualification experience, including hands-on month-end close, Ghanaian tax filings and audit support
• Strong knowledge of Ghanaian tax, PAYE and SSNIT compliance
• Advanced Excel, and experience with accounting software (Tally preferred)

Preferred

• Experience in property management, facilities management, real estate or service-charge accounting
• Experience presenting financial reports to boards or clients
