A construction manager needed to plan and coordinate a project from start to finish, including organising the schedule of work, costings, budget, and oversee the buying of necessary materials and equipment. hire and manage staff for the project.

Job Description/Requirements

Responsibilities:

  • Establish risk factors, then manage and mitigate them to ensure the construction goes on smoothly.
  • Work closely with architects, engineers and other workers on each project to establish the requirements for the construction.
  • Check design documents with architects, surveyors and engineers
  • Liaise with local authorities to obtain licenses and permits for the project.
  • Prepare daily and weekly reports on the project.
  • Perform daily quality control checks to ensure the building and its finishes are up to or above par
  • Work with relevant team members to choose subcontractors and delegate their responsibilities
  • Responsible for any delays, emergencies and problems that arise
  • Comply with safety and building codes as well as legal requirements
  • Promote and maintain health and safety, including site inspections to ensure safety rules are being followed
  • Report project progress and budget to client
  • Explain contract and technical matter to others in a clear manner
  • Prepare budget and cost estimates, along with work timetables
  • Manage the construction site on a day-to-day basis, including supervising the labor force, monitoring subcontractors, checking materials, inspecting work and overseeing quality control
  • Ensure the project is delivered on time and on budget by setting benchmarks, agreeing on budgets and monitoring progress
  • Maintain regular communication and attend meetings with clients and their representatives to inform them of progress on the project
  • Communicate with any consultants, subcontractors, supervisors, planners, quantity surveyors and others involved in the project
  • Deal with any unexpected problems that may occur during the project
  • Oversee and direct construction projects from conception to completion
  • Review the project in-depth to schedule deliverables and estimate costs
  • Coordinate and direct construction workers and subcontractors
  • Meet contractual conditions of performance
  • Review the work progress on a daily basis



Qualifications and Requirements:

  • 3 to 5 years experience in active building construction
  • HND or equivalent in Building Technology or Construction
  • Excellent verbal and written communication skills - for liaising with a wide range of clients, professionals and workers on site
  • Good interpersonal and supervisory skills
  • Solid grasp of building compliance and safety regulations
  • Knowledge of the best HR practices
  • Excellent analytical skills
  • Knowledge of basic accounting procedures including making financial projections
  • Decision-making skills
  • Ability to work under pressure
  • Ability to delegate tasks to workers, subcontractors and other lower-level managers
  • Technical skills to interpret construction methods, contracts and drawings of the project
  • Leadership skills and an ability to motivate your team to ensure a high standard of work
  • Excellent planning and organizational skills - for writing and monitoring project plans and schedules and utilizing time and resources effectively
  • Resilience and problem-solving skills - in order to overcome unexpected challenges during the construction process
  • Ability to make decisions under pressure, so that the project can progress
  • Strong attention to detail for conducting site inspections and managing complex contracts
  • Awareness of health and safety procedures and legislation - for running a safe construction site
  • Sound commercial awareness - to allocate and manage your budget effectively and to understand client concern
  • Numerical and IT skills, including knowledge of relevant building methods and project management software to manage information and finances during the project.
